Two companies have concluded leases for a total of nearly 32,000 square feet of office space in the office building at 11 Bryant Park Plaza in Midtown Manhattan. The pet food delivery service Spot & Tango secured 15,931 square feet on the entire seventh floor. The advertising intelligence firm MediaRadar, which previously held a sublease in the property, signed a direct lease for an equally sized 15,931 square feet on the eighth floor.
Both leases have a term of five years. Asking rents in the building, which is owned by AM Property Holdings, Axonic Capital, and Eyn Holdings, were between US$75 and US$95 per square foot, according to CBRE.
Demand for Modern Spaces
Neil King of CBRE, who represented the owners along with Paul Amrich, Conor Kenny, and Matthew Dichter, stated that the leasing activity demonstrated strong demand for well-located buildings that combine character, comfort, and modern amenities. Elie Reiss of Skylight Leasing negotiated on behalf of Spot & Tango, while Evan Algier and Nick Masi of Cushman & Wakefield handled the deal for MediaRadar.
In addition to these transactions, an unspecified FinTech company signed a lease for 16,183 square feet on the 15th floor of the 22-storey building. Elliot Zellinger of Savitt Partners represented the firm but declined to disclose the tenant's name.
Background to the Acquisition
The owner joint venture acquired the property, also known as 114 West 41st Street, in November 2025 for US$133 million from Clarion Partners. This strategic acquisition underscores the owners' commitment to providing high-quality office space in one of New York's most desirable locations.
