Landlords could suffer value losses of up to £59,000 due to inadequate maintenance of their rental properties. This is according to a current study by property management specialist Rushbrook. The analysis also shows that landlords in London face the potentially highest financial losses.

The Rushbrook study examined the effects of neglected maintenance on property value in various regions. It found that the capitalisation of rental properties directly depends on their structural condition. Long-term poor care can not only impair tenant satisfaction but also significantly reduce the market value of the property.

Regional Differences and Impacts

The regional differences in potential value losses are considerable. While landlords in the capital bear the greatest risks, significant financial disadvantages are also to be expected in other urban centres. This underscores the necessity of a proactive and regular maintenance strategy.

A spokesperson for Rushbrook noted that many landlords underestimate the importance of preventive maintenance. They would often only react to problems when these have already reached serious proportions, which is ultimately more costly than continuous care. The costs for comprehensive repairs and renovations then often exceed the initial savings on maintenance.

Long-term Strategies for Value Preservation

It is crucial for landlords to establish a clear maintenance plan. This includes regular inspections, addressing minor defects, and modernising facilities to secure the property's value in the long term. A well-maintained property not only attracts qualified tenants but also retains its attractiveness in the sales market.

  • Regular inspections for early detection of defects.
  • Proactive repairs and maintenance instead of reactive remediation.
  • Investments in modern and energy-efficient equipment.
  • Documentation of all maintenance measures carried out.

The study suggests that an investment in maintenance should not be viewed as a cost factor, but as a strategic investment in value. A well-maintained property portfolio not only ensures stable rental income but also protects against unexpected value losses upon later sale.
