On the site of the former telecommunications office in the Mauritzviertel district of Münster, the conversion of a former infrastructure location is moving forward. With the second construction phase of the Rudolf Carree residential quarter, PORR Hochbau West is delivering the final building block of the ensemble. Rudolf Carree GmbH, a company of Grimm Holding GmbH, acts as client and project company. Architectural planning for service phases 1 to 4 was carried out by LANDHEER ARCHITEKTEN, while HLK - PARTNER ENTWICKLUNGSGESELLSCHAFT mbH & Co. KG is supervising the project from service phase 5 onwards.
New construction of 50 residential units in the Mauritzviertel
The second construction phase comprises an apartment building with a total of 50 residential units arranged across the ground floor and five upper storeys. The building includes a basement level and connects directly to the underground car park built during the first construction phase. Marketing is meeting with strong demand: 90 per cent of the units have already been sold.
Structural shell works on the inner-city site are scheduled for the period from March 2026 to February 2027. According to Mario Schniedergers, head of the Münster branch of PORR Hochbau West, the construction work requires a precise approach in a confined space while taking into account ongoing operations in the existing neighbourhood. He noted that the project completes the character of the entire ensemble and concludes the conversion of the former operational premises into a residential quarter.
Fittings and technical design
The residential concept provides barrier-free access and differentiated floor plans tailored to various household sizes, including single occupants, couples and families. Each residential unit is complemented by private outdoor areas in the form of balconies or terraces. Energy supply for the new building is piped via district heating, flanked by landscaped outdoor areas.
- —50 barrier-free residential units across six above-ground floors
- —Connection to the existing neighbourhood underground car park from the first construction phase
- —Heat supply via the municipal district heating network
- —Structural shell phase in the period from March 2026 to February 2027
The property in the Mauritzviertel is characterised by its functional proximity to Münster city centre. The surrounding infrastructure provides short distances to local amenities, medical facilities and green spaces. The infill development illustrates how former technical and administrative space can be brought onto the inner-city housing market through orderly construction processes.
