Prologis, a leading provider of logistics properties, has strengthened its commitment to the Bönen location by acquiring another logistics property. The acquisition was advised by Hackenberg & Co., who were exclusively mandated by the seller. The transaction complements Prologis's existing portfolio in Bönen, which includes an immediately adjacent property. The parties involved have agreed not to disclose the exact purchase price.
The logistics property in question was developed in 2011 by the original developer, who was also the seller. It offers a lettable area of approximately 11,000 square metres and is situated on a plot of around 30,000 square metres. At the time of the transaction, the property was fully let to a single occupier. An additional element of the acquisition is a plot of undeveloped land, which offers further development potential at the Bönen location.
Strategic Importance of the Bönen Location
The Bönen location benefits from its strategically advantageous position in the immediate vicinity of the Kamener Kreuz, a central transport hub within Germany. The direct connection to the A1 and A2 federal motorways creates optimal conditions for handling national and international distribution traffic. This transport infrastructure underscores the location's attractiveness for logistics uses and contributes to securing supply chains.
Transaction Process and Market Environment
Hackenberg & Co. was responsible for structuring and executing the sales process. This included strategic preparation, targeted outreach to potential investors, coordination of all parties involved during the due diligence phase, and management through to a successful closing. Rather, a realistic positioning of the property, precise targeting of investors, and a clearly structured sales process are crucial for economic success.
