A significant new lease has been concluded at BOA VISTA, a VIVAO office building in Hamburg. FRANK Immobilien und Lebensformate GmbH will become the new tenant from January 2027. The company will utilise around 3,300 square metres of office space, along with additional storage facilities and underground parking spaces. FRANK GmbH, a family-managed company, offers services ranging from project development, asset, property, and facility management, to the energetic outfitting and optimisation of residential and commercial properties.
The leased area comprises the four upper floors of the building. A prominent feature of these spaces is the existing roof terrace, which offers unobstructed views of the Elbe, the Elbphilharmonie and HafenCity. Dr. Ulf Schauenburg, owner and managing director of FRANK Immobilien und Lebensformate GmbH, commented on the decision, stating that they had found suitable space for their Hamburg headquarters that met their own standards. He elaborated that the company aims for growth in the coming years and therefore requires modern spaces for its employees.
Location and Architectural Concept
Completed in 2015, the BOA VISTA office building is located in Hamburg's Portugiesenviertel and impresses with its views of the Elbe. The building combines modern design language with a classic Hanseatic facade, thus creating an architectural highlight at Hamburg harbour. The building's corner location allows for specific views of landmarks such as the Elbphilharmonie, the Michel, and the Landungsbrücken.
The modern facade design was conceived to create bright and light-filled rooms. It allows for individual control of ventilation and sun protection. Inside, high spatial efficiency and flexible floor plans have been realised, supporting diverse uses and needs-based office design. The energy-efficient construction method and a climate concept with concrete core activation are geared towards the requirements for a DGNB Silver certification.
Significance of the Lease
Andreas Lutz, Managing Director of VIVAO, commented on the successful new lease, emphasising that they had secured an appropriate tenant for this prestigious space. He sees this as proof of the location's appeal. VIVAO manages BOA VISTA in its role as investment and asset manager. HASPA HanseGrund supported VIVAO in the leasing process as part of its letting mandate.
