The family-run real estate company WÖHR + BAUER has concluded two new lease agreements for its revitalisation project H33 in Stuttgart's Hospitalviertel. The reformer Pilates studio YTTP and the Modern Bodywork studio Soulhouse will occupy ground-floor areas of the property. YTTP will take up approximately 280 square metres, while Soulhouse will utilise around 350 square metres. The opening of both facilities is planned for the first quarter of 2027. With these agreements, the entire ground floor of H33 is fully let.
Sven Kübler, Head of Letting Management at WÖHR + BAUER, highlighted the significance of these settlements, emphasising that Soulhouse and YTTP would create a lifestyle factor for the entire district. He explained that lively ground floor areas and office properties offering more than just workspaces are becoming increasingly relevant for modern inner-city locations. These aspects are addressed in H33. The letting to the aforementioned companies was carried out in cooperation with Miriam Reinauer from Colliers.
Expansion of offerings in the Hospitalviertel
With YTTP and Soulhouse, two concepts are moving into H33 that will expand the offerings in Stuttgart's Hospitalviertel with opportunities for movement, training, and regeneration. Both concepts benefit from the central location, ensuring accessibility for employees, residents, and visitors in Stuttgart's city centre. YTTP (Your Transformation to Power) will open a studio in the Hospitalviertel focusing on reformer Pilates. The training concept combines Pilates with elements of strength training and yoga and caters to various experience levels. The focus is on strengthening, flexibility, communal training, and the sense of community. The appeal of YTTP corresponds with an industry trend: according to the ClassPass Look Back Report 2025, Pilates was the most booked form of exercise worldwide for the third consecutive year, with a 66 per cent increase in bookings year-on-year. Reformer Pilates showed the strongest growth with 71 per cent.
Jan Graffelder, Managing Director and Head of Expansion at YTTP, stated that Stuttgart represents an important step in the nationwide expansion. He confirmed that the demand for reformer Pilates is growing rapidly, as shown by both existing studios and current industry figures. Graffelder highlighted that the location at Hospitalstraße 33 by WÖHR + BAUER in the centre of Stuttgart is suitable for the concept and will enable enthusiasm for reformer Pilates.
Soulhouse is establishing a space for modern bodywork in the premium segment at H33. The offering includes massage, assisted stretch, and facework, with all treatments individually tailored and performed by employed, certified specialists. Benjamin Schroeter, Founder and CEO of Soulhouse, explained that the company is building the first European brand for modern bodywork. He elaborated that after Hamburg, Berlin, Düsseldorf, and Munich, Stuttgart is the next logical step in their expansion. The Hospitalstraße 33 location by WÖHR + BAUER is suitable for this purpose.
Hospitalstraße 33 offers YTTP and Soulhouse a central location within the Hospitalviertel, surrounded by offices, residences, retail, and gastronomy, just minutes from Stuttgart's city centre. Employees at H33 benefit from the fitness and regeneration offerings within the building, and the Hospitalviertel gains two new points of interest.
Modern working environments and sustainable revitalisation
H33 provides approximately 4,300 square metres of flexible office, legal practice, and service areas in a central inner-city location. Currently, additional rental units starting from around 640 square metres are available, allowing for various usage concepts, from classic office structures to open-plan working environments. The project combines modern space quality with the urban location in the Hospitalviertel. Generous window areas, openable elements, as well as balconies and terraces for all units contribute to a high-quality working environment with natural light and a pleasant atmosphere. The integrated fitness and regeneration offerings complement the diverse infrastructure of Stuttgart's city centre and excellent public transport links. WÖHR + BAUER focuses on retaining the existing building structure during revitalisation instead of complete new construction, in order to save CO2 emissions and resources.
