Quantum Immobilien KVG has acquired the Bernhards Have residential complex in Frederiksberg, Copenhagen, for an individual mandate managed by them. This transaction solidifies the company's expansion strategy in the Danish residential segment. The acquisition took place as a share deal; the purchase price was not disclosed. The sellers were two private individuals.

The Bernhards Have property, completed in 2021, comprises 46 privately financed residential units with a total rental area of approximately 4,550 square metres. The complex consists of three buildings that share a common underground car park. The architectural design is defined by characteristic brick facades, generous balconies, and communal roof terraces with greenhouses.

Strategic Importance and Market Environment

Martin Berghoff, Managing Director at Quantum, emphasised Copenhagen's strategic relevance as a core market. He referred to the city's economic strength, its demographic dynamics, and a persistently low rate of new construction, which together create an attractive investment environment for long-term oriented investors. The Danish capital and particularly the Frederiksberg district therefore remain a focus for Quantum.

Frederiksberg, as an independent municipality and green enclave within the Copenhagen metropolitan region, is characterised by an upscale, vibrant ambience. The location of Bernhards Have, in close proximity to the Copenhagen Business School, established residential areas, and extensive parks, is advantageous. Copenhagen city centre can be reached by metro in approximately ten minutes.

Niclas Honoré Milvertz, Country Head Denmark at Quantum, highlighted that Bernhards Have represents an enrichment to the Copenhagen portfolio, by acquiring a high-quality, modern existing property in one of the city's most sought-after residential districts. He added that this investment marks the first acquisition for the involved investor in the Danish housing market and further diversifies and strengthens their portfolio. Christian Metellus, Partner at EDC Erhverv Poul Erik Bech, expressed his pleasure at being mandated to find a suitable buyer and stressed the securing of a flagship property in Frederiksberg for Quantum.

Legal and advisory services for Quantum were provided by the law firm Bruun & Hjejle, PwC, and Emcon. The seller side was legally and consultatively supported by EDC Poul Erik Bech and Donatzky & Partners.
