Realterm, an international investment manager specialising in the transport sector, has announced the acquisition of a warehouse in Elmenhorst, an industrial municipality in the Hamburg metropolitan region. The property is vacant and immediately available for use. This transaction provides companies with access to high-quality space in a highly frequented logistics market in Europe.
The property is located at Leineweberring 15 and spans a 56,600 square metre plot. The total area of the facility is 25,620 square metres, equipped with 22 loading docks and ample parking. The internal layout includes approximately 17,735 square metres of warehouse space, around 2,840 square metres of office space, and 5,045 square metres of additional storage capacity, allowing for flexible use for diverse logistics and storage requirements.
Strategic Location and Market Demand
The strategic positioning of the property ensures direct access to the A24 motorway. This represents a vital connection between the logistics hubs of Hamburg and Berlin. The location within the freight corridor is advantageous for last-mile distribution as well as the regional supply chain optimisation of future tenants.
Balazs Lados, Managing Director and European Fund Manager at Realterm, stated that the availability of the property meets the high demand for functional, immediately usable warehouse space in German logistics centres. He highlighted that the property is well-positioned, due to its immediate availability and strategic location, to serve logistics companies requiring warehousing capacity.
Christian Siegmund, Vice President Investments, DACH at Realterm, added that properties combining high-quality storage space with attractive, immediately available areas are becoming increasingly difficult to find in Germany. He emphasised that this property offers the flexibility, size, and necessary connectivity relevant for modern transport companies.
Realterm was advised by BNP Paribas Real Estate during the acquisition process. Legal advice for the buyer was provided by the law firm bhp Bögner, Hensel & Partner.
