Realterm, an investment company specialising in logistics properties, has purchased a commercial site in Mönchengladbach, located at Regioparkring 4. The transaction was brokered by JLL. The property is the former logistics centre of the textile company Zerres. The site has a total area of 37,350 m², of which 17,500 m² comprises warehouse and open storage areas. A further 2,500 m² is configured as office and social facilities.

The acquisition involves a brownfield site. Realterm intends to revitalise the existing buildings and transform them into a modern cross-dock logistics facility. This new development aims to meet the requirements of the national and international logistics market.

Strategic Importance of the Location

The location at Regioparkring in Mönchengladbach is considered strategically advantageous. The site offers direct access to the A61 motorway and is also characterised by short distances to the A44 and A52 motorways. This infrastructural connectivity enables efficient distribution within Germany and to the Benelux countries. Furthermore, the property is situated in close proximity to the Rheindahlen freight village (Güterverkehrszentrum, GVZ), which further enhances its logistical appeal.

Thorsten Sauerbrey from JLL stated that Realterm possesses proven expertise in urban logistics. The plan to transform the existing property into a state-of-the-art cross-dock facility was evaluated as a strategically significant step for the Mönchengladbach location. This should also be viewed against the backdrop of the continued high demand for space-efficient and well-connected logistics solutions in urban and peri-urban areas.

For Realterm, this acquisition represents a further addition to its portfolio in Germany and underscores its investment strategy of focusing on properties with revitalisation potential in prime logistics locations. Value creation in this instance is achieved through the transformation of an existing property into future-proof infrastructure for the logistics sector.
