Redevco, one of Europe's most significant private real estate managers, has strengthened its commitment to the German logistics sector by acquiring a portfolio of four logistics properties. This transaction aligns with the company's strategy to expand its overall logistics platform to assets under management of approximately one billion euros, distributed across 32 properties with a total area of about 1.1 million square metres.
The acquired portfolio includes three truck service sites in Frechen, Hirschberg, and Langenhagen, as well as a truck stop with comprehensive services in Malsfeld. All properties are fully let and are characterised by their proximity to major German cities and important infrastructure hubs. They comprise a total gross lettable area of 87,000 square metres and provide access to assets essential for the transport sector along central logistics corridors.
Strategic importance of the locations
Camila Malzkorn, Head of Transaction Management Logistics DACH at Redevco, explained that this acquisition corresponds to the type of investment opportunity the company seeks when expanding Redevco's IOS logistics platform: well-located properties important for transport operations, with a solid user base and clear asset management potential. Germany represents one of Europe's most significant logistics markets. This portfolio invests in locations closely connected to key freight, automotive, and distribution networks.
- —The site in Frechen, west of Cologne, is close to the A4 and A1 motorways and serves one of Germany's most important logistics regions.
- —Hirschberg has direct access to the A5 east of Mannheim, which connects the Frankfurt/Rhine-Main metropolitan region with Southern Germany.
- —The facility in Langenhagen is located north of Hanover near the airport and offers quick access to the A352, A2, and A7 motorways.
- —The truck stop in Malsfeld, south of Kassel, is strategically positioned on the A7 near the junction of the A7, A4, and A5, enabling connections in north-south and east-west directions through central Germany.
With three Industrial Outdoor Storage (IOS) transactions completed within one month in Germany, Spain, and the UK, Redevco underlines its ambition in the sector and its ability to identify and implement attractive investment opportunities across Europe. These acquisitions serve the further expansion of the company's Europe-wide logistics platform in key core markets. The structural growth of urban logistics and properties relevant to transport provides a significant impetus for this.
Redevco's entire Industrial Outdoor Storage (IOS) portfolio now comprises approximately 600,000 square metres and assets under management of 225 million euros, distributed across 17 properties.
