RQI Immobilien AG, a nationwide real estate investor and family office partner, is strengthening its leadership team with the addition of Mr. Ertan Isen. RQI focuses on portfolio optimisation, portfolio development, and usage conversion. Mr. Isen will assume the role of Spokesperson for the Management Board at RQI RE.Structuring Solutions GmbH. In parallel, he will be responsible for project structuring within the holding company as Executive Director. In this role, he will oversee the conception and implementation of complex real estate, financing, and investment structures.
With Mr. Isen, RQI gains a lawyer and real estate expert with over 15 years of international professional experience. Most recently, Mr. Isen served as Managing Director and Group General Counsel for the ACRON Group in Luxembourg. There, he was responsible for establishing and managing a real estate investment platform, which included approximately 30 subsidiaries, seven single-asset AIFs, and a securitisation platform, with assets under management of around EUR 300 million. His activities also included overseeing complex real estate acquisitions and sales, negotiating financing and joint ventures, and managing regulatory and compliance-related processes.
Strategic Expansion in a Dynamic Market Environment
This personnel expansion reflects RQI's dynamic growth in the restructuring and complex real estate transactions business areas. This enables a successive expansion of the service portfolio by strengthening management capacities in key areas. Professor Dr. Nico B. Rottke, Holding-CEO, explained that the restructuring division is playing an increasingly important role for RQI. He stated that after handling restructuring assignments totalling approximately EUR 900 million from two major mandates involving the Signa insolvency and acquiring two further properties in restructuring situations valued at approximately EUR 100 million, RQI is optimally positioned to support banks and insolvency administrators in the current wave of Non-Performing Loans (NPL) in the real estate sector.
Professor Rottke pointed out that the current NPL volume requirement of around EUR 50 billion is still considered manageable, but future problem-ridden engagements could reach approximately six times that volume and would need to be addressed within the next five years. He emphasised that Mr. Ertan Isen uniquely combines legal expertise, capital market experience, and real estate economic understanding. With this appointment, RQI is excellently positioned for these challenges and is reaching the next stage of development.
Data-Driven Approach to Value Recovery
Mr. Isen highlighted that RQI differentiates itself through a data-driven approach and offers the market quantitative solutions for recovering lost values – known as recuperation. This process is made transparent to all involved stakeholders using a specially developed value recuperation matrix. He noted that passively waiting is not a profit-maximising or loss-minimising strategy. RQI supports clients through structured diagnostic processes, offers strategic advice on real estate value creation, and implements this directly on the property if desired.
The expansion of the management board is an integral part of the organisational development of the group of companies. Since its market entry in January 2024, RQI has consistently expanded its real estate and capital market-oriented service portfolio. It currently covers the areas of Investment, with an additional specialisation in listed building investments, Asset Management, and Restructuring. By optimising its leadership structure, RQI creates the necessary conditions to interlink the individual business units more closely and ensure sustainable growth.
