Two companies recently signed leases at SL Green Realty's '1185 Avenue of the Americas'. As part of the larger lease agreement, international specialty insurer Ryan Specialty signed a 10-year renewal and expansion lease at the 42-storey office property. The company now occupies 29,166 square feet across the entire 38th floor of the building, as announced by the landlord. Previously, Ryan Specialty occupied 12,803 square feet on part of the 23rd floor and is now relocating within the building.
The exact rent amount was not disclosed. However, the average asking rent for office space in Midtown in the second quarter of 2026 was USD 84.99 per square foot, based on data from Colliers. Ryan Specialty was represented in this transaction by Howard Grufferman, Catherine Soderquist, and Ryan Barr of Colliers. The landlord side was represented by Brian Waterman, John Fanuzzi, Brent Ozarowski, David Waterman, and Kevin Sullivan of Newmark.
Further Signing in Midtown
Meanwhile, real estate management firm Solil Management has signed a new five-and-a-half-year lease for the property. The company occupies 27,508 square feet across the entire 10th floor of the building. SL Green noted that both the landlord and the tenant represented themselves in this deal.
Steven Durels, Executive Vice President and Director of Leasing and Real Property at SL Green, expressed his pleasure regarding the new additions to the tenant roster. He stated that they were delighted to have both highly regarded firms as part of the building's premier tenant list. These transactions underscored the continued strength of tenant demand for well-located, high-quality office space in Midtown Manhattan.
Other tenants at '1185 Avenue of the Americas' include energy company Hess and law firm Groombridge, Wu, Baughman & Stone. These new lettings solidify the building's position as an attractive location for various industries in the heart of Manhattan.
