The retail park at Berliner Straße 19 in 89250 Senden, Bavaria, is set to undergo a new temporary retail use. s.Oliver Bernd Freier GmbH & Co. KG, a renowned fashion company, will open an outlet store there on 15 September 2026. The retail space covers approximately 339 square metres, with the product range primarily focused on shoe sales.
This interim letting is planned for a duration of six months. The space was brokered by Objekta Real Estate Solutions from Ulm, which acts as a partner of NAI Partners Germany. The area in question was previously used by NKD and underwent comprehensive core refurbishment in 2021, bringing it up to current fit-out standards. This ensures a contemporary usage for the new tenant.
Location Quality and Synergy Effects
The surroundings of the retail park in Senden are characterised by a high concentration of retailers and frequently visited shops. This constellation significantly contributes to the attractiveness of the location. Notable tenants in the vicinity include TK Maxx, C&A, Takko Fashion, Deichmann, Skechers, and MediaMarkt. Additionally, discounters such as Lidl, Aldi, and Norma are located nearby.
Within the retail park itself, Burger King and Das Futterhaus are two long-established tenants. The combination of these diverse retail and food offerings creates remarkable synergies and promotes high cross-shopping potential among visitors. The availability of free customer parking spaces directly at the building completes the positive quality of the location.
Strategic Interim Use
Jasmin Angelina Schlecker, Consultant at Objekta Real Estate Solutions, commented on the letting and emphasised the rapid re-occupation of the former NKD space without a vacancy period. She highlighted the high visibility of the location, the established retail environment, and the existing customer frequency as optimal conditions for the temporary outlet concept. The interim letting, limited to six months, also offers the strategic opportunity to specifically position the space in the market for a long-term follow-up use from spring 2027. Ms Schlecker expressed expectations for a successful launch for s.Oliver in Senden and underscored the positive impetus that the seamless follow-up letting provides for the location on Berliner Straße.
