SEIL Real Estate, a company of the SEIL Group with its headquarters in Frankfurt and a branch in London, has received an exclusive mandate for the marketing of existing properties in three cities in North Rhine-Westphalia. This mandate covers the placement of a significant portion of an institutional owner's residential portfolio. The divestment is intended to finance the upgrading of other properties in the client's portfolio, thereby supporting a strategic realignment.
The portfolio to be sold comprises multi-family houses and larger residential complexes. It includes a total rental area of approximately 15,000 square metres, divided into around 250 residential units. The annual rental income from these properties amounts to approximately EUR 1.1 million. The vacancy rate, at around 5 percent, is considered moderate, indicating a stable rental situation.
Attractive Key Figures and Strategic Location
According to the project participant, the properties offer purchasers stable cash flows. Gross initial yields are up to 9 percent, accompanied by value appreciation potential through possible rent adjustments. These key figures position the properties as attractive investment options in a stable market environment. Marketing is being conducted for individual properties as well as for smaller property packages, which provides buyers with flexibility in portfolio composition.

The properties are located in established residential areas along the Rhine corridor and in the western Ruhr area. SEIL Real Estate plans to commence targeted investor engagement from July 2026.
The transaction underscores SEIL Real Estate's focus on breaking down portfolios into individual assets. This approach enables institutional property owners to strategically optimise their property holdings and free up liquidity for other projects. For investors, it offers the opportunity to invest in solid core existing properties with development potential in sought-after locations.
