The international non-profit organisation DKMS, dedicated to the fight against blood cancer and blood disorders, has signed a new lease in Manhattan's Financial District. The organisation secured approximately 15,000 square feet of office space on the 14th floor of the property at 115 Broadway.
The 22-storey building forms one half of the neo-Gothic Trinity Centre ensemble, owned by Capital Properties and Madison International Realty. Whether the transaction represents a relocation or an expansion of its existing presence at 40 Fulton Street in the nearby Seaport district was initially left open.
Advisory and momentum at the Trinity Centre location
DKMS was represented in the leasing transaction by Laurence Briody of CBRE. A team from brokerage firm Colliers, comprising Aidan Campbell, Michael Joseph and JP Howard, negotiated on behalf of the owner. The parties did not disclose specific lease terms or asking rents. According to Colliers market reports, average rents for Class B office space in the Financial District stood at 51.91 US dollars per square foot in the third quarter of 2026.
At the same time, the twin building at 111 Broadway recorded another new arrival. Real estate company MAG Partners, led by MaryAnne Gilmartin, signed a lease for 4,066 square feet on the seventh floor. This step marks a relocation of the company headquarters from 1250 Broadway, a property owned by Global Holdings. Michael Kaufman of the Kaufman Organization assisted MAG Partners with the transaction.
Extensive leasing activity and modernisations
According to Colliers, leasing activity at Trinity Centre totals more than 100,000 square feet across 16 transactions this year. The owners recently enhanced the appeal of the historic complex through capital investment: a modern conference and lounge amenity area for tenants was completed in August, and turnkey fitted-out office suites are also being prepared.
Alongside DKMS, recent additions to the complex include advertising company LG Ad Solutions and the Cook Law Firm at 115 Broadway, as well as management consultancy Perficient at 111 Broadway.
