VALUES Real Estate has acquired a medical centre in Heidelberg for its institutional healthcare real estate fund VALUES Health Invest I. With this transaction, the investment vehicle is fully invested. The fund's nationwide portfolio now comprises 20 outpatient medical centres and healthcare facilities in established medical locations, representing a total investment volume of around 450 million euros.

The vendor of the property at Kurfürsten-Anlage 34-36 is Mannheim-based Holnis GmbH. The transfer of rights and obligations took effect on 1 November 2026. The parties agreed not to disclose the purchase price. The transaction was brokered by Cushman & Wakefield from Frankfurt.

Property structure and tenant mix in Heidelberg city centre

The property offers around 9,000 square metres of lettable area as well as 108 parking spaces in the underground car park. Originally built as an office building in 2002, the property was successively converted into a modern medical centre in recent years. The building is currently almost fully let and provides high-quality practice spaces with a diverse range of medical uses.

  • —Ten specialist medical practices
  • —Pharmacy and medical laboratory as anchor tenants
  • —Branch office of a health insurance company and complementary office space
  • —Excellent links to public transport and close proximity to hospitals and the university

Thilo Wagner, Managing Partner at VALUES Real Estate, highlighted that the full deployment of capital funds delivered a sound track record in the healthcare sector. He noted that the market was once again fungible, with buyers and sellers coming together. As a renowned medical city with high locational quality, Heidelberg aligned perfectly with the fund's strategy. Full investment demonstrated that outpatient facilities and medical care centres in central locations continued to meet stable demand.

Advisers and future strategic direction of the company

On the advisory side, law firm Frantzen Steinhardt Georgi from Berlin conducted the legal due diligence. Technical audit and ESG due diligence were carried out by Sirios Management Partners from Munich, whilst KUCERA Rechtsanwälte from Frankfurt was responsible for tax structuring. Following the completed investment, VALUES Real Estate intends to further expand its commitment to the healthcare real estate segment with resilient operational profiles and long-term stable returns.
