Solidcore, a nationwide fitness chain offering high-intensity workouts, has leased the entire retail component of 1695 Second Avenue from Alchemy-ABR Investment Partners. The property is a new 23-storey residential building with 51 units on East 88th Street, according to the landlord's broker, JLL.
JLL did not disclose the exact square footage of the leased space. However, plans for the building – named 'The Langdon' – indicated 2,507 square feet of retail space in late 2024, as reported by YIMBY New York. The asking rent and lease term were also not published.
In the second quarter of 2026, the average asking rent for the nearby retail corridor of Third Avenue, from East 72nd to East 60th Street, was $252 per square foot, according to a CBRE report.
Strategic Partnership for the Property
Jedd Horn, Director of Capital Markets at Alchemy-ABR, stated they worked closely with JLL to find a retail tenant that would complement The Langdon's residential offering and reflect the quality of the property. He added that Solidcore was an ideal fit, as the brand, with its loyal following, premium positioning, and distinctive fitness offering, would provide residents with valuable convenience and bring a highly sought-after name to this part of the Upper East Side.
Matthew Schuss and Jesse Wolff of JLL negotiated on behalf of the landlord, while Sean Young of Sabre represented Solidcore. Schuss emphasised that today's best retail leasing strategies are based on concepts that complement a property and make a meaningful contribution to the surrounding neighbourhood. He highlighted that Solidcore has built an exceptionally loyal following and will bring energy, convenience, and a highly desirable fitness experience to The Langdon.

Solidcore, headquartered in Virginia, offers high-intensity but low-impact strength training in over 100 studios across the United States. The company operates 18 locations in New York City, with the majority situated in Manhattan below 60th Street.
