A Swiss pension fund has acquired the Mirabilis senior citizens' residence in the Schaumburg district. The seller is Specht Gruppe. The transaction, for which the purchase price is confidential, was structured as an asset deal. The property is located in Nienstädt and was completed in 2025.

The property is already in operation and comprises 97 inpatient care places. It is leased under a long-term rental agreement of 25 years to a subsidiary of Specht Gruppe, which also acts as the operator of the facility. This operating structure ensures long-term stability for the investment.

Sustainability and market outlook

The senior citizens' residence meets high standards in terms of energy efficiency and sustainability. It was built according to the KfW-40 standard and features a photovoltaic system and an air-to-water heat pump. These features address the increased ESG requirements increasingly being set by institutional investors.

Rolf Specht, founder and managing partner of Specht Gruppe, commented on the transaction. He realised the sale together with managing director Frank Markus. Specht noted that after a period of reluctance, institutional investors' willingness to invest in high-quality properties with long-term secured operator structures is increasing again. The Swiss pension fund's decision to make this investment confirms confidence in the care asset class.

  • Property: Mirabilis Senior Citizens' Residence, Nienstädt, Schaumburg district
  • Number of care places: 97
  • Construction standard: KfW-40
  • Lease term: 25 years

Given demographic change, the demand for modern care services remains high. Those involved therefore view the further development of the care property market positively.
