Genius AI, formerly known as GlossGenius, has completed a 13,754 square foot (approx. 1,278 m²) expansion of its headquarters in ZG Capital Partners' building at 838 Broadway. This transaction increases Genius AI's total office space at 838 Broadway to 27,373 square feet (approx. 2,543 m²), with the company now occupying the entire second and third floors of the building. This deal brings the six-storey building, located between East 12th and East 13th Street south of Union Square, to 100 percent occupancy.

The specific lease terms of the agreement were not disclosed. However, the asking rent in this building was $110 per square foot as recently as November of last year. The tenant was represented by a JLL team comprising Joseph Sipala, Stefanie Rock, Finley Burger, and Hannah Bernstein. ZG Capital Partners' brokerage was handled by another JLL team including Mitch Konsker, Ben Bass, Thomas Swartz, and Greg Wang.

Genius AI moved into the newly renovated and repositioned building at 838 Broadway in 2024, originally occupying 13,619 square feet (approx. 1,265 m²) on the second floor. Initially conceived as a startup for spa and salon bookings, the firm itself has undergone a repositioning, evolving into an artificial intelligence platform for small businesses.

Joseph Sipala of JLL reported that he first collaborated with the company three years ago, assisting them then with their relocation from a small loft in SoHo to 838 Broadway. He stated that Genius AI now occupies multiple floors, supported by strong momentum and a successful capital raise. He considers it a privilege to be part of their development and to help shape their real estate strategy at every stage.

The news of Genius AI's office expansion coincides with the women-founded tech company's recent funding round, which raised $44 million. This round secured a unicorn valuation of $1.15 billion for the company. Danielle Cohen-Shohet, CEO and co-founder of Genius AI, stated in a release that Genius AI aims to bring AI to those sectors of the economy that don't just happen behind a screen – businesses based on personal services. Therefore, it is fitting that the next chapter is solidified by an investment in physical space.

The office building also houses the New York headquarters of hospitality brand Hilton Hotels & Resorts and the AI company Legora. Both companies moved in during 2025, with Legora possibly having recently relocated to SL Green Realty's 11 Madison building.
