S&P Commercial Development, an affiliate of the Sontowski & Partner Group, has announced the full letting of the “The One” office tower in Nuremberg. The final tenant, Creditreform, occupies the entire ninth floor of the building with approximately 700 square metres of rental space. The lease agreement was concluded for a period of 15 years, underscoring the company’s long-term commitment to the location.
Sven Sontowski, Managing Partner at S&P Commercial Development, commented on the development. He emphasised that the full letting is an indicator of the attractiveness of high-quality, modern, and user-oriented properties, even in a challenging market environment. Creditreform’s long-term commitment is a clear signal of the quality of the location and the property. At around 50 metres tall, with twelve floors and approximately 10,000 square metres of usable space, “The One” is among Nuremberg’s modern commercial buildings.
The property is characterised not only by striking architecture and flexible floor plans but also by a consistently sustainable approach. The concept for the building, which specialises in healthcare uses, was developed according to the high sustainability standards of the German Sustainable Building Council (DGNB) with the goal of Platinum certification. Dr. Holger Bissel, Managing Partner and President of the Creditreform Deutschland Group, highlighted that “The One’s” modern and sustainable property approach aligns with his company’s self-image. The architectural quality, high building standard, and attractive location were decisive factors.
Multifunctional Usage Mix with a Focus on Healthcare
The building’s primary usage focus is on the healthcare sector. An interdisciplinary “Preventive Care Campus” bundles a medical centre, preventative and early detection services, and longevity concepts across approximately 2,000 square metres. Another floor is occupied by a physiotherapy practice with fitness facilities. In addition, the arano Group, specialising in healthcare personnel services, has leased over 5,000 square metres, thereby reinforcing the building’s health-related focus. The company Sauter, a leading provider of automated building technology, not only acts as a technology partner for smart building control but is also a tenant in the property.
The ground floor areas are fully dedicated to gastronomy. The restaurant chain L’Osteria operates another Nuremberg branch with a spacious terrace on the district square. Additionally, the Asian restaurant concept Dai Sushi contributes to invigorating the quarter.
Location Quality and Sustainability Aspects
“The One” marks the launch of the Neue Mitte Thon in northern Nuremberg and is conceived as a landmark, distinguished by its architecture, flexible spatial structure, and urban presence. The infrastructure, including direct public transport connections, proximity to the city centre, and excellent accessibility to the airport, integrates the property into the Nuremberg metropolitan region. The modern building standard includes intelligent control of heating, ventilation, lighting, and shading, maximising comfort and energy efficiency. The construction to KfW-40 standard, retention areas, and e-charging facilities in the underground car park underscore the project’s commitment to sustainability.
