Global alternative asset management group Tikehau Capital, in partnership with Frankfurt-based real estate investor Dunman Capital Partners, has acquired a hotel property in Berlin. Comprehensive legal and tax advice for Tikehau Capital on this acquisition was provided by the law firm McDermott Will & Schulte. The support covered aspects of property acquisition, tax structuring, and financing of the transaction.
The acquired property, which is currently operated as a hotel and stands vacant, is earmarked for redevelopment. The existing structure will therefore be demolished to make way for a new construction project. This will involve the creation of approximately 250 serviced apartments.
Details of the Planned Project
The planned construction project will encompass a total area of approximately 7,300 square metres. The focus is on the development of serviced apartments, a segment that continues to be significant in the current market environment. The collaboration between the two investment firms underscores the strategic interest in urban development projects in the capital.
The transaction in Berlin is not the first of its kind for Tikehau Capital in Germany. Already in 2025, Tikehau Capital was advised by McDermott on a comparable acquisition in Frankfurt am Main. There, a property on Querstraße was acquired, also for the development of a serviced apartment project. This continuity in investment strategy indicates a targeted expansion within the German serviced apartment sector.
