Erbil MSE 42 GmbH has finalised the establishment of its first tiramìo location in Bremen city centre. The new concept, which represents a form of experience gastronomy, is expected to commence operations on 1 September 2026 at Schüsselkorb 24. This concerns a retail space of approximately 100 square metres.
Robert C. Spies Gewerbe & Investment GmbH & Co. KG acted as consultant and broker for the lease of the premises. The agreement was concluded between Erbil MSE 42 GmbH and a private owner of the property. This transaction marks the beginning of tiramìo's expansion strategy, which envisions the opening of further flagship stores in German metropolitan areas.
Concept and Location Choice
tiramìo is focused on a specific show-dessert concept, at the heart of which is the so-called 'TiramiShow'. Here, the Italian dessert is freshly prepared in front of customers. The store concept combines a strong 'to-go' approach with a limited number of seating options, supplemented by an open show counter in the sales area. The location in Bremen city centre, at Schüsselkorb 24, was strategically chosen for the opening of the first location to generate high customer frequency and establish the experience gastronomy format.
The decision for Bremen as the first location is part of an overarching growth strategy. Erbil MSE 42 GmbH plans to successively implement the concept in further urban centres in Germany. The brokering by Robert C. Spies underscores the relevance of specialised real estate advisory services for location acquisition for innovative retail and gastronomy formats. Such brokering is crucial for the successful market launch and expansion of new concepts in the competitive environment of urban locations.
The realisation of the project at Schüsselkorb 24 is an indicator of the dynamism in the field of experience gastronomy and its need for specific retail spaces. The successful bringing together of tenant and owner through professional brokering work ensures the implementation of the concept and its development in the German market.
