On 8 July 2026, a topping-out ceremony was held for a residential construction project on Walkürenstraße in Berlin-Karlshorst. This event marks significant construction progress for the undertaking, which is being realised under the responsibility of INTER STADT AG as the developer.
STADT UND LAND Wohnbauten-Gesellschaft mbH is involved as the future portfolio holder and will take over the property into its portfolio upon turnkey completion. The project comprises a total of 234 rental flats, of which 230 units are publicly funded and will therefore be let to holders of a housing eligibility certificate (WBS) upon completion. This focus underlines the social component of the project.
Funding and Rental Conditions
Of the funded flats, 159 units are specifically designed for households with a WBS 220, thus providing access to these flats for people with middle incomes. The stipulated net cold rents are 7.00 Euro per square metre for holders of a WBS 100 and WBS 140. For WBS 220 eligible persons, the net cold rent is 11.50 Euro per square metre.
The housing offer ranges from 1- to 5-room flats, with sizes varying between 34 and 99 square metres. The location in an established residential area in Lichtenberg is characterised by good transport links, green spaces, and proximity to educational and leisure facilities.
Integration into STADT UND LAND's portfolio
According to current planning, completion and readiness for occupancy of the project are scheduled for the end of 2027. STADT UND LAND had already acquired the project in 2024 as a turnkey developer project. With this acquisition, STADT UND LAND's existing real estate portfolio in the Lichtenberg district will be strategically expanded. A comparable commitment by the company has already been realised in the nearby Tannhäuserstraße, where 147 rental flats were developed in the funded segment. The current project on Walkürenstraße thus complements the commitment to publicly funded housing construction in Berlin-Lichtenberg.
