The FröbelHöfe residential project in Dresden-Friedrichstadt has reached a significant milestone with its traditional topping-out ceremony. The shell construction of the total of eight multi-family houses on the approximately 5,700 square metre plot at the junction of Löbtauer Straße and Fröbelstraße is almost complete. Guests from politics, business, planning and construction, as well as future owners, attended the event.

The project managers acknowledged the on-schedule construction progress. Ján Horváth, authorised signatory of CTR Real Estate, emphasised that the FröbelHöfe will make an important contribution to enhancing the housing supply in Dresden. The construction project includes the development of 99 modern condominiums, with completion forecast for spring 2027.

Architecture and features

The apartments vary in size from two- to five-room layouts and are designed for both owner-occupiers and investors. They feature contemporary fittings and outdoor spaces. Specifically, the buildings facing Löbtauer Straße will have classic timber roof trusses. This construction method is more expensive but creates a pleasant indoor climate. In some selected penthouse apartments, the timber structures will remain visible, which shapes the architectural character. Petr Albl, Project Manager Germany at CTR Group, highlighted the homely character and the special quality of stay afforded by this construction method. Additionally, all attic apartments will be equipped with air conditioning.

The project's outdoor facilities include a spacious inner courtyard with extensive green areas. An automated irrigation system ensures the supply of water to the plants. Rainwater is not discharged into the sewage system but seeps directly into the ground via infiltration trenches on the property. Cisterns store and filter water for irrigating the green and play areas.

Sustainability and project background

The implementation of the FröbelHöfe places importance on sustainability aspects. These include the reduction of CO₂ emissions, the recycling of approximately 90 percent of construction waste, and the use of water-saving sanitary installations. This can save up to 6.24 million litres of drinking water annually. Charging stations for electric vehicles are operated exclusively with ecologically generated electricity.

The overall project is being realised by the Czech CTR Real Estate. Construction is being carried out by Dreßler Bau GmbH, which was also involved in the previous Marina Garden project. Both companies emphasised the constructive cooperation of all partners. Dresden's building mayor, Stephan Kühn, praised the FröbelHöfe as an important contribution to the urban development of the district and to the creation of urgently needed housing in the Saxon state capital.

With the completion of the shell construction, the phase of interior fit-out, facade work, and landscaping now begins. CTR Real Estate has relevant experience in Dresden, where it has already realised projects such as Marina Garden, Residenz am Zwinger, Haus Merkur, and Boulevard am Wall I and II. In total, the CTR Group has developed over 2,500 apartments and more than 45,000 square metres of commercial space in Dresden, Regensburg, the Czech Republic, and Slovakia.
