TSC Real Estate, an investment and asset manager specialising in senior and healthcare properties, has successfully completed the acquisition of a medical centre in Wiesbaden. The property, which is almost fully let, was acquired for the German special AIF "TSC Ambulante Gesundheitsimmobilien 01". This represents another acquisition through which the Berlin-based company further strengthens its position in the outpatient healthcare real estate sector and rapidly expands its portfolio.
The property is situated in an established city centre location in Wiesbaden and benefits from good public transport connections. The location is characterised by its visibility, urban integration and a well-developed medical and infrastructural supply structure. In total, the property comprises a rental area of approximately 4,500 square metres.
Lease structure and sustainability
The property is let on a long-term basis to 17 tenants. Around 84 percent of the space is used for medical or healthcare-related purposes. The remaining areas are occupied by complementary commercial concepts. The diversified tenant structure contributes to the stability and future viability of the location. During the technical and sustainability assessment, specific ESG potential was identified, which is to be progressively implemented in the future as part of an object-specific climate roadmap.

The consecutive transactions thus reflect the quality of the network and the deal flow, enabling investors an efficient and predictable capital call. The stable letting situation and the diversification of specialisations underscore the quality of the property and ensure a balanced, future-proof tenant structure. The company also intends to improve the property's energy efficiency.
The buyer was advised on the transaction by DLA Piper on legal and tax matters, and by Savills on technical and ESG aspects. Neoshare provided support with the valuation. Cushman & Wakefield acted as intermediary.
