Private parking spaces are showing increasing value development in German urban areas. A comprehensive study by ImmoScout24, which includes Germany's 118 largest cities, documents an average increase of 28 percent in advertised rents for parking spaces between 2020 and 2025. This development is interpreted by Dr. Gesa Crockford, Managing Director of ImmoScout24, to mean that the scarcity of public parking spaces increases the value of private parking spaces, making them a significant criterion for home seekers and potentially boosting the attractiveness of properties.
The average advertised price for a parking space in German metropolitan areas and independent cities currently stands at 82.53 Euro per month. Within the eight German metropolitan regions, Frankfurt am Main has the highest monthly costs at 123.90 Euro, followed by Hamburg at 110.50 Euro and Düsseldorf at 105.35 Euro. Leipzig, with a monthly average of 73.69 Euro, represents the most affordable market among the metropolitan areas. Overall, Zwickau recorded the lowest advertised price in the analysis, averaging 30.93 Euro.
Dynamic price developments in medium-sized cities
In addition to the metropolitan areas, selected medium-sized cities also show remarkable dynamics in the price development of parking spaces. Delmenhorst, for example, experienced a 148 percent increase in average advertised rents over the past five years, bringing the price to 94.72 Euro per month. Similarly, Frankenthal (Palatinate) recorded a 97 percent rise to 93.34 Euro and Neumünster a 74 percent increase to 96.26 Euro, indicating significant price hikes. These three cities are now among the most expensive parking space markets in Germany.
In contrast, some cities show significantly more moderate price developments. Berlin recorded only a 1 percent increase in parking space rents during the period mentioned. Schweinfurt, with a 5 percent increase to 54.76 Euro, and Wolfsburg, with a 6 percent rise to 73.30 Euro, are also among the locations with the smallest price increases. This differentiation highlights the varying market dynamics and the local relevance of parking space in urban areas.
Regional price differences and market factors
The regional differences in parking space rents reflect local market conditions, the supply of available parking space, and demand, which is influenced by population density and the attractiveness of the respective city. A private parking space is increasingly evolving from a mere comfort feature to a substantial attractiveness factor for residential properties, especially in urban centres with limited public parking availability. The analysis underscores the necessity of paying increased attention to the availability of parking space in property valuation and development.
