VIB Vermögen AG has fully repaid registered bonds, which matured at the end of September, with a total volume of EUR 43.5 million. With this transaction, all registered bonds issued in 2021 have been settled. The next registered bonds due for repayment, amounting to EUR 14.5 million, will mature in March 2027 and have already been refinanced. These measures align with the planned progression of the first half of 2026, which also included the recently reported full occupancy of the GreenBiz Park in Erding, as well as other major lettings, including at HCC/Dortmund.
VIB possesses a robust balance sheet structure, characterised by an equity ratio of 49.4 per cent and a loan-to-value (LtV) of 41.2 per cent, both as at the half-year. The business model is based on three pillars: holding own properties in its portfolio, managing properties on behalf of institutional investors, and acting as a project developer. This diversification enables continuous revenue streams.
Focus on Operational Business and Strategic Projects
Following the successful refinancing of the registered bonds maturing in 2026 and 2027, the company's strategic focus is now increasingly on its operational business, which characterises VIB's 360-degree approach. Key areas include the continuation of the GreenBiz Park project development in Erding and the joint venture with Tristan Capital. Within the framework of this partnership, initial projects have already been concretely defined, which underscores the proactive further development of the portfolio.
Further priorities include continuous value creation in the Institutional Business segment and the Commercial Portfolio. Mr Dirk Oehme, Spokesman of the Management Board of VIB Vermögen AG, commented on the developments by highlighting the comprehensive evolution of the company over a five-year period. He elaborated that VIB has developed from a niche provider focused regionally on Southern Germany and logistics into a company of new magnitude operating nationwide in economically successful regions and sought-after asset classes. This transformation encompasses a significant broadening of the business model as well as comprehensive development and continuous optimisation of the portfolio.
