The housing company VIVAWEST has successfully completed the comprehensive energy renovation and modernisation of its portfolio in the Habbelrath quarter in Frechen. Between October of the previous year and the end of this year, 32 residential units in five multi-family houses underwent thorough refurbishment. The total investment for this project amounts to approximately EUR 4.3 million, aimed at increasing living quality and introducing a climate-friendly energy supply.
The measures undertaken as part of the renovation included a variety of technical and infrastructural adjustments. These notably comprise the replacement of old heating systems with efficient air-to-water heat pumps. Additionally, photovoltaic systems were installed on the roofs to support the operation of the heat pumps. In the future, it is intended that tenants will be able to use the electricity generated on site themselves.
Comprehensive Energy and Structural Renewals
In addition to the renewal of heating technology, full thermal insulation was carried out on roofs, facades, and cellar ceilings. Radiators and heating pipes were also modernised. This combination of measures led to a significant improvement in the buildings' energy efficiency class from 'G' to 'A+', resulting in reduced operating costs for residents. Concurrently, the measures served to increase living comfort and adapt to modern standards.
- —Renewal of all balconies and canopies.
- —Updating of all electrical installations in apartments and buildings.
- —Beautification of the residential environment and communal areas.
- —Renovation of access roads, paths, and the installation of modern refuse collection points and garages.
Michael Marx, Head of Portfolio Technology at VIVAWEST, emphasised that investments in resource-saving technologies are crucial for making the housing stock climate-friendly and future-proof. He explained that the project in Habbelrath demonstrates the effectiveness of combining modern energy sources with adequate thermal insulation. Optimising energy efficiency is not only beneficial for the environment and VIVAWEST but also offers tenants financial advantages through lower energy consumption and increased living comfort. VIVAWEST manages over 430 residential units in Frechen in total.
These construction measures, with the final work on the outdoor facilities having only recently been completed, allow tenants to benefit from the comprehensive renewals just in time for the warmer season. The completion of the green and usable areas also contributes significantly to the attractiveness of the renovated quarter.
