WBM Wohnungsbaugesellschaft Berlin-Mitte mbH has announced the start of construction for a new residential building on Singerstrasse in the Berlin district of Friedrichshain. A new build comprising 76 residential units is being erected on a plot previously used as a car park. Of these, 62 flats are designed to be barrier-free to accommodate demographic changes.
Completion of the project is scheduled for the second quarter of 2028. The new building is planned with ten full storeys and an additional setback storey. It complements a district already managed by WBM and offers flats with an average size of around 69 square metres. The introductory rents for these units are set from EUR 7 per square metre. All flats feature a balcony or a terrace.
Planning and execution
Architectural planning for the venture is being undertaken by the Berlin architectural firm Studio Mars Berlin GmbH. Köster GmbH has been commissioned as the general contractor for the realisation of the construction project. The Singerstrasse location is characterised by excellent public transport connections, with bus stops, underground access and Ostbahnhof (East Station) within walking distance. In addition, shopping facilities and social amenities are available in the immediate vicinity.
Strategic district development
The development of this location is part of WBM's longer-term strategy. As early as 2014, WBM analysed the new build potential in the Friedrichshain-West area and developed a comprehensive master plan for the district. During the subsequent process, a joint assessment of potential locations was carried out, involving tenant advisory boards, local and social institutions, and the relevant administration.
The project on Singerstrasse now marks the beginning of the implementation of these detailed plans. WBM plans to commence two further construction projects in Friedrichshain-West later this year: on Lange Strasse and on Lebuser Strasse/Palisadenstrasse. Lars Dormeyer, Managing Director of WBM, stated that the three construction starts in Friedrichshain-West underscore the company's growth trajectory. He emphasised that on Singerstrasse, not only is new housing being created, but with 62 barrier-free flats, a specific offering that addresses demographic changes is also being provided, utilising proprietary land within an established WBM environment.
