Westbridge Advisory, a company specialising in energy and sustainability consulting for the real estate industry in Europe, has reorganised the energy supply for a German office portfolio for PROPERIUM GmbH, a property manager from Mannheim. This restructuring concerned electricity and gas supply and was carried out as part of an integrated tender and award procedure.

In the course of this process, a total of 90 supply points were re-contracted long-term. The established procurement structure comprises 75 electricity supply points and 15 gas supply points. The electricity supply is fixed for the period from 1 August 2026 until the end of 2030. From 2029, a managed volume of approximately 4.75 gigawatt-hours per year is expected.

Additionally, the gas supply for the years 2029 and 2030 has been secured, each with a volume of approximately 3.44 gigawatt-hours per year. Fixed-price models have been agreed for both types of supply. These agreements are intended to provide PROPERIUM with a reliable basis for calculation for the managed portfolio and to reduce dependence on short-term market movements. In the electricity sector, guarantees of origin have also been integrated into the procurement structure.

Strategic Relevance and Process Support

Sebastian Otto, Managing Director at PROPERIUM, stated that it was crucial to make the energy supply of the portfolio long-term predictable and operationally reliable. He emphasised that, in a challenging market environment, stable contractual structures and transparent costs are to be considered an essential component of professional portfolio management.

Westbridge provided comprehensive support throughout the entire process – from tendering and evaluating offers to the final award. In addition, Westbridge undertakes ongoing energy monitoring. This enables PROPERIUM to systematically track consumption development and identify further efficiency potential within the portfolio.

Integration and Price Security

Rüdiger Salzmann, Managing Director at Westbridge, stressed that for commercial real estate portfolios, it is of great importance to precisely interlink energy procurement, contract durations, and portfolio requirements. He explained that a structure was developed for PROPERIUM that combines long-term price security with a robust operational foundation.
