Wüstenrot Haus- und Städtebau GmbH (WHS) celebrated the topping-out ceremony for the new construction project Zollern12 in Ludwigsburg on 1 October 2026. Work has progressed rapidly since construction began in mid-2025, enabling the shell construction to be completed ahead of schedule. The project thus remains within the stipulated timeframe. The completion of the entire quarter is scheduled for March 2027.
A total of 43 owner-occupied flats and one commercial unit are being built on the former WHS company premises. Half of the flats have already been sold. The realisation of Zollern12 redefines the history of the site at Hohenzollernstraße 12. Originally, two multi-family houses stood on the plot, which were later converted into office spaces by WHS and used as the company headquarters for years. The former residential use was still recognisable in the room layout even during office use, as former living and sleeping areas were converted into offices, leading to a heterogeneous structure of the individual office spaces.
Transformation and Space Efficiency
The relocation of the WHS company headquarters to Hohenzollernstraße 14 opened up the possibility for redevelopment of the previous site. The former office buildings were demolished as part of the Zollern12 project to enable the creation of new residential space. As a result, the plot returns to its original function as a residential location. Ludwigsburg's Building Mayor Andrea Schwarz praised this development in her speech at the topping-out ceremony, highlighting the efficient use of inner-city spaces, which contributes to the creation of additional residential space at the former office location.
The construction project comprises two- to four-room owner-occupied flats with living areas ranging from approximately 53 m² to 88 m². The offer is complemented by a commercial unit on the ground floor with around 126 m² of usable space and an outdoor area. The buildings are being constructed to KfW 55 standard, and heating is provided via the local district heating network. Thomas Zahlmann, Managing Director of WHS, emphasised in his speech that Zollern12 represents a carefully planned housing offering, providing tailored living concepts for singles, couples, and families, and also constitutes a future-proof real estate investment for capital investors. He underscored that the balanced mix of flats offers a suitable home for every life situation.
Location and Infrastructure
The project's location is characterised by advantageous infrastructure. Ludwigsburg railway station is within a few minutes' walking distance. The city centre, the Residenzschloss with Blühendes Barock, the Filmakademie Baden-Württemberg, and the Pädagogische Hochschule are in the immediate vicinity. Good transport links also enable quick and convenient access to Stuttgart city centre. Architect Andreas Loweg thanked the client, the participating project partners, and the craft enterprises for their cooperation in his greeting. Andreas Fauth, foreman of the executing construction company Karl Köhler GmbH, expressed his gratitude to the client, architects, planners, and all site employees and wished the project a successful completion.
