Wiener Städtische Versicherung is strengthening its presence in the residential construction segment by acquiring a modern residential complex in Seestadt Aspern. The property, completed in 2021 at Barbara-Prammer-Allee 15, is divided into two elongated building sections and includes 105 subsidised residential units, 15 micro-offices, and two commercial units. All units are let at the time of acquisition.
Gerald Weber, Member of the Managing Board of Wiener Städtische Versicherung, emphasised that residential properties represent a significant focus of the company's long-term investment strategy. The acquisition allows for the expansion of the portfolio in Seestadt Aspern with properties that combine affordable housing with efficient infrastructure and high energy efficiency. Confidentiality was agreed upon regarding the purchase price.
The flats are offered at a rent cap under the Vienna Housing Promotion Act and the Housing Renovation Act. The net rent is below eight euros per square metre. All tenancy agreements are concluded for an indefinite period. Mr Weber added that subsidised housing not only provides inexpensive living space but also secures a long-term perspective for residents. The design of the floor plans is tailored to a contemporary combination of private living and professional activities.
The property is located on the so-called “Seebogen” in Seestadt Aspern and boasts excellent public transport connections via the U2 underground line and various bus routes. Each residential and office unit offers private outdoor spaces in the form of balconies, gardens, or roof terraces, thereby ensuring a high quality of living even in an urban environment. Regarding energy supply, the property meets high standards. The residential area achieves energy efficiency class A++. Heating and hot water are supplied via district heating. Furthermore, a photovoltaic system for sustainable energy generation is installed on the roofs of each staircase.
