ACCUMULATA Operations (AOP) is expanding its business activities with a new operator mandate for the LILO project in Munich, an office property formerly used by BMW. Following a successful launch at MARK Munich in 2023, AOP is now establishing its operator and service model at a second location. GVG Immobilien Service GmbH, primarily responsible for the overall LILO concept, commissioned ACCUMULATA Operations for a period of ten years to operate the central community, meeting, and work spaces.
The property at Lilienthalallee 32–36 in northern Munich, known as LILO, was a functional BMW site for decades. With the opening of LILO Flexible Working Spaces, a new phase begins for the building. As part of the ten-year mandate, ACCUMULATA Operations will manage the operational heart of the approximately 45,000 square metre property across roughly 3,000 square metres. These areas serve as places for encounters, collaboration, and flexible space utilisation, forming the primary point of contact for the building's users.
Thomas Schmid, Managing Director of GVG, explained that GVG's vision was to transform the existing property into a future-proof work environment while conserving resources. ACCUMULATA Operations is a partner that implements this vision in daily operations, making it tangible and attractive for users. The transformation of LILO not only involves structural interventions but also extends into the operational concept. The spatial concept was developed by GVG in collaboration with Olufemi Moser Architekten and new-work pioneer Michael O. Schmutzer. Mr. Schmutzer is the founder of Design Offices and co-founder of ACCUMULATA Operations. The LILO SPACE room concept, designed by Olufemi Moser Architekten, was awarded the German Design Award in 2026 in the category “Excellent Architecture – Conceptual Architecture”.
ACCUMULATA Operations is taking over three key areas that redefine the building's character. The Community Space includes the active management of the lobby, lounge, rooftop terraces, and other communal areas. A front desk, hospitality services, and a curated programme including yoga, impulse lectures, and networking events are intended to strengthen the building's social integration and identity. The Meeting Space comprises fully equipped conference, workshop, and event areas for two to 199 people, including booking management, technical support, and on-site service. In the Work Space, AOP manages flexible office spaces from 15 square metres, with terms from three months, as well as so-called Swing Spaces, which enable companies to scale their space requirements at short notice. The offering is complemented by the LILO Kitchen by Pretty Good Food, a gastronomic concept that enhances LILO's hospitality profile and increases footfall and dwell time in the building.
Bettina Stadler, Managing Director of ACCUMULATA Operations GmbH, stated that LILO had been a functional site for years, typical of many existing buildings. She emphasised that companies today are reducing their space but simultaneously expect higher quality from smaller areas. Furthermore, users in the office are seeking added value through interaction, service, and inspiration, which cannot be fulfilled solely through leasing but emerges from daily operations. This operator concept is being implemented for the first time in an existing building at LILO. Stefan Schillinger, Managing Director of ACCUMULATA, highlighted the significance of operator-managed properties in the changing office market, as they offer solutions to structural challenges such as occupancy, efficiency, and economic performance. Successful management of existing buildings requires active operation through services that activate spaces, management that controls occupancy, and concepts that retain users.
