An international advertising agency is significantly expanding its office space with a new headquarters agreement in El Segundo, California. Innocean USA signed a lease for 101,000 square feet at Hackman Capital Partners' creative office campus in the small enclave south of Los Angeles International Airport.
The agency will relocate nearly 600 employees from Huntington Beach, where it previously occupied 50,000 square feet, once construction on its new premises is completed in 2027. This is according to information from JLL, the tenant's representative. The company will reportedly use part of the space as a production facility for commercials and other content. The terms of the lease were not disclosed.
Strategic Expansion and Campus Development
Steve Jun, CEO of Innocean USA, stated: “This move is about creating the right environment for our next chapter. This is an investment in our people, our clients, and the future we are building together.”
The complex, named after its address at 888 Douglas Street, comprises four buildings totalling 550,000 square feet across 30 acres. Hackman acquired the former Northrop Grumman aerospace manufacturing complex in 2016 and invested approximately 100 million dollars in transforming it into a creative office location.
Significant Tenants and Industry Diversity
Other key tenants on the site include L’Oréal USA, which signed an agreement for over 100,000 square feet in 2021, and Beyond Meat, which originally leased 280,000 square feet for its headquarters. Aerospace and defence companies have also returned to L.A.'s South Bay, strengthening leasing activity at the El Segundo Campus.

Innocean USA is the US arm of Innocean Worldwide, a Hyundai Motor Group company. Jason Fine, Jeff Ingham, and Mitch Lundquist of JLL represented Innocean, while Hackman was represented internally.
