Legora, a company that has developed a collaborative, AI-driven work environment for legal professionals, has signed a new ten-year lease for 98,420 square feet. This encompasses the entire 11th floor at SL Green Realty's prestigious property, 11 Madison Avenue. This deal brings the building to full occupancy at 100 per cent.
SL Green was represented in the negotiations by Brian Waterman, Brent Ozarowski, and Erik Harris of Newmark. Legora was advised by Justin Haber and Kyle Riker of JLL. This agreement apparently represents a new location for the Swedish company Legora, which only opened its New York headquarters with 27,238 square feet at 838 Broadway last year. The asking rent was not disclosed; in March, office rents at 11 Madison Avenue were $90 per square foot.
With this lease, the total office space leased by SL Green, Manhattan's largest office landlord, in 2026 to date amounts to approximately 1.5 million square feet. The company's office properties in the borough also have a pipeline of over 900,000 square feet.
11 Madison Avenue: A Hub for Technology Companies
Steven Durels, Executive Vice President and Director of Leasing and Real Property at SL Green, expressed his delight at the new addition: “We are pleased to welcome another first-class tenant to 11 Madison Avenue’s already impressive roster, which includes notable companies such as Sony, UBS, Jim Beam Brands, WME, and Pinterest.” He emphasised that this new lease underscores the building's status as one of the most prominent properties in the burgeoning Midtown South neighbourhood and is further evidence of the increasing demand that AI and technology companies are bringing to an already strong leasing market.
- —In June 2025, Pinterest signed an 11-year lease for 83,000 square feet, comprising the entire 13th floor of the building, at an asking rent of $90 per square foot.
- —Health tech company Tempus AI secured a 10-year lease for 39,565 square feet in August of the same year.
- —In March 2026, AI-driven sales platform Clay leased 163,095 square feet on the 14th and 16th floors of the building, relocating from 111 West 19th Street.
11 Madison Avenue serves as headquarters for a number of high-profile technology companies and fits perfectly into the tech-friendly Flatiron District area around Madison Square Park. In September 2025, SL Green, along with joint venture partner PGIM Real Estate, completed a $1.4 billion refinancing for the 30-storey building. Wells Fargo was the lead underwriter for the five-year, fixed-rate Commercial Mortgage-Backed Securities transaction, which also involved JPMorganChase, Bank of America, Goldman Sachs, Deutsche Bank, and Bank of Montreal.
