ALCARO Invest GmbH, a project developer specialising in logistics properties and part of the OSMAB Group, is pressing ahead with the development of Log Plaza Frankfurt (Oder). In September, the building application was submitted for Hall C, which will comprise a rental area of approximately 24,000 square metres. Upon completion of Hall C, the entire logistics park will reach an area of around 170,000 square metres.
A significant portion of the space is already occupied: approximately 94,000 square metres in Hall B have been leased and will be used by an internationally active online retailer for its logistics processes. Additional potential tenants currently have space available in the already completed Hall A and in the planned Hall C. The area is also approved for the storage of lithium-ion batteries, which qualifies the location for users with increased requirements for storage and fire protection concepts.
Markus Kroner, Managing Director of ALCARO Invest GmbH, highlighted the achievement of an important milestone with the leasing of 94,000 square metres. He emphasised that the development would be consistently continued with Hall C to create additional, flexibly usable spaces for companies wishing to expand their logistics in the greater Berlin area or along the European East-West axis. This strategic orientation reflects the demands of modern goods transport.
Concept and Infrastructure
Arne Haeger, Project Manager at ALCARO Invest GmbH, emphasised the constructive cooperation with the City of Frankfurt (Oder), which enables a swift implementation of further planning steps. The proven concept of the entire site will also be continued in Hall C, including the design for the storage of lithium-ion batteries. The arrangement of the three halls at the same height level allows for high flexibility in space utilisation, by enabling an infrastructural link between the buildings for larger contiguous leases if required.
The site's energy concept provides for photovoltaic systems on the roof areas, complemented by heating via heat pumps and underfloor heating. The infrastructure is rounded off by charging points for cars and bicycles. A charging hub for electrically powered lorries is being implemented across the entire site.
Strategic Location and Workforce Potential
Frankfurt (Oder) is located directly on the A12/E30 motorway and is therefore part of one of Europe's most important East-West transport axes, with Berlin reachable in about an hour and Warsaw in around four hours. An additional strength of the location is its direct rail connection to important German and Dutch overseas ports via the KV Terminal Frankfurt (Oder), which is operated by the Polish company PCC Intermodal. This multimodal connection makes Frankfurt (Oder) significant for freight traffic between Germany and Central and Eastern Europe.
The choice of location is also supported by the availability of a workforce. Following the lease of Hall B, the user there was able to recruit almost 400 new employees for the site within approximately eight weeks, which underscores the performance of the local labour market.
