The City of Zurich has acquired two adjoining land parcels on Ueberlandstrasse in Schwamendingen. This transaction, amounting to CHF 7.97 million, aims to create improved conditions for planned future new construction. The city-owned land of the Ueberlandstrasse residential estate, built between 1970 and 1971 and comprising 109 housing units, forms an older-style area development (altrechtliche Arealüberbauung) with the neighbouring site at Ueberlandstrasse 445–465 and an access road. This overarching development category is subject to specific building and planning regulations that differ from current building codes.

The focus of the current property development is the intention of the neighbouring owner to subject their plot to new construction. In the course of this development intention, an agreement was reached between the City of Zurich and the neighbouring owner, aiming to abolish the existing older-style area development. This abolition includes the dissolution of co-ownership of the shared access road.

The reorganisation of ownership and development rights involves the acquisition of an 867 square metre sub-plot of the neighbouring property by the City of Zurich. Additionally, further co-ownership shares in the former access road have been acquired. Through these purchases, the city's landholding on Ueberlandstrasse increases to a total area of approximately 7900 square metres.

The City Council has approved an amount of CHF 7.97 million for the aforementioned acquisitions. The purchase price was determined based on an independent market value assessment and was an integral part of detailed negotiations with the seller. The expansion and re-formation of the plot provides the City of Zurich with greater scope for future developments. This concerns both the potential use of the area and the urban integration and design of future residential and infrastructure areas. The aim is to optimise development with regard to urban requirements and needs.

The strategic acquisition of the land reflects forward-looking urban planning. The consolidation and reorganisation of the area create the basis for coherent and efficient use of the available space. This allows the potential of the location to be better exploited, taking into account modern urban planning principles. The completed transaction positions the City of Zurich to adequately address future housing needs in Schwamendingen and to promote integrated development in the district.
