Aroundtown is reporting significant leasing results at the Beethoven Center, located at Beethovenstraße 1 in Würzburg. New leases have been concluded with Würzburger Versicherungs-AG for 1,300 square metres of office space and with Pentadoc AG for approximately 300 square metres in the same property. Both tenancies are long-term, which underscores the quality of the location and the attractiveness of the office spaces in a central area.

Dr. Sebastian Schulz, Board Member of Pentadoc AG, commented on the rental, stating that the new location in Würzburg reflects the company's growth trajectory in the field of digital transformation. Frederic Spratte, Head of Letting at Aroundtown, emphasised the swift re-letting as an indication of the continuously high demand for modern office spaces in Würzburg and the property's competitiveness.

Furthermore, a long-term lease extension was agreed with tech11 GmbH, a software provider for the insurance sector, for an area of approximately 600 square metres. This extension demonstrates tenant satisfaction and the sustained attractiveness of the location in the regional market. Oliver von Ameln, Managing Director of tech11, highlighted the quality of the location, particularly the view of the fortress and vineyards, as well as its walking distance to the city centre. Additionally, the new contract package includes the installation of air conditioning.

The Beethoven Center offers excellent transport links, particularly due to its immediate proximity to Würzburg's main railway station, which provides local and long-distance connections. A bus network with over 40 lines serves the region. Würzburg city centre is reachable in just a few minutes. Access to motorways A3 and A7 is provided via federal roads B8 and B19. Customers and employees benefit from an on-site underground car park as well as a diverse range of shopping facilities and dining options in the immediate vicinity.
