US telecommunications group AT&T is continuing its commitment in the heart of Manhattan. As New York real estate firm Rudin announced, the mobile network provider has extended its lease for the building at 3 Times Square by a further five years. AT&T has occupied ground-floor and lower-level space at this location since 2008.
The retail space occupied by AT&T covers 6,623 square feet on the ground floor of the 30-storey office building, which is situated on Seventh Avenue between West 42nd and West 43rd Street. The entire Midtown complex offers around 925,000 square feet of lettable space.
Stable demand in prime New York location
The contracting parties did not disclose the financial terms of the agreement. According to data from real estate services firm CBRE, the average asking rent for retail space in Times Square stood at $1,400 per square foot in the third quarter of 2026.
Kevin Daly, Vice President of Commercial Leasing at Rudin, stated that Times Square remains one of the most dynamic and heavily frequented retail corridors in the world. AT&T's renewed commitment at 3 Times Square solidifies the company's presence at the centre of this activity. Daly represented the landlord alongside Craig Panzirer, Senior Vice President and Head of Office Leasing at Rudin. Loren Baron of CBRE represented the tenant.
Keron Incarnato, Vice President and General Manager for the Northeast Region at AT&T, emphasised that the lease extension reflects the group's long-term commitment to New York City. The location enables direct engagement with commuters, local residents and tourists, while providing on-site customers with access to new devices and network services.
Further tenants at 3 Times Square
The agreement with AT&T follows another leasing success for the owner in spring 2026. In April, Danish jeweller Pandora signed a lease for 4,107 square feet of retail space in the property. In addition to commercial space on the lower levels, the tower is home to renowned office tenants:
- —JAMS, a nationwide provider of mediation and arbitration services
- —Spectrum, a leading company in the advertising industry
- —Kilpatrick Townsend & Stockton, an international law firm
