Aurelis Realises Third Business Park in the Capital Region

Aurelis Real Estate, together with representatives from politics, business and other guests, has officially broken ground on the BOX Business Park in Berlin-Marzahn. On the 91,500 square metre plot on Boxberger Straße, a total of approximately 25,600 square metres of rental space, designed for commercial and logistics uses, will be created by September 2027. The development transforms a former industrial area which Aurelis acquired in 2021. A segment of the existing buildings will remain in commercial use; in the south-western area, there are 30,000 square metres of production, storage and administrative space, which are leased long-term to companies such as Walter Automobiltechnik GmbH and Lehmann Galvanizing GmbH. The remaining, outdated existing buildings were demolished to make way for the new construction.

The decision for this location was based on the dynamic economic development of Berlin-Marzahn in recent years, as well as its good transport links and the presence of renowned employers. The BOX Business Park represents the third realisation of this concept in the capital region, following the Wollenberger Straße Business Park in Berlin-Hohenschönhausen and the site currently under construction in Schönefeld. The previously successful leasing of the first two sites underscores the sustained demand for modern and flexibly usable commercial space in this area.

Concept and Sustainability Aspects

Nadja Zivkovic, District Mayor of Marzahn, stated that the concept would develop a former industrial area for the future. This would create modern workplaces while ensuring efficient land use and considering sustainability aspects as well as local environmental protection. This groundbreaking ceremony is an important milestone for the district's economic development.

The project integrates three buildings based on the Aurelis Business Park concept, along with a city logistics hall. The total areas comprise approximately 21,400 square metres of hall space, about 2,900 square metres of office and social areas, and roughly 1,300 square metres of storage mezzanine space. The building concept is modular, allowing for flexible adaptation to different user needs. Hall areas can be rented from just under 1,000 square metres. Christin Schulz, Head of Aurelis Region North, emphasised that Berlin-Marzahn is a location with clear development potential, and the modular concept offers spaces that appeal to diverse user groups while contributing to sustainable urban development in Berlin.

Aurelis is aiming for DGNB Gold certification for the project. Furthermore, the installation of photovoltaic systems on the rooftops is planned. Even before the development began, nature conservation measures were implemented, including the relocation of sand lizards and the creation of an approximately 2,000 square metre habitat. The construction project is being carried out by LIST Bau Holding, with whom Aurelis has already realised several projects. Jens Schulte, Managing Director of LIST Bau, noted that this inner-city brownfield site in Berlin-Marzahn would be transformed into a modern, sustainable business park. The challenge lies in the fact that the galvanising plant, which is centrally located within the area, will remain in operation during the construction phase, requiring precise planning and close coordination.
