The AVENTOS Group is expanding its presence in Southern Germany through the acquisition of an 11,500 square metre commercial plot in Hallbergmoos. This purchase enables the development of Bavaria's first BENTO Box business park in the immediate vicinity of the Munich Airport Business Park (MABP). Following successful implementations of the concept in Berlin and Mannheim, the investment manager is now bringing this project format to the Munich region for the first time.
The planned venture includes the creation of approximately 10,650 square metres of rental space, divided into 37 flexible commercial units. The unit sizes will vary from 200 to 1,000 square metres. Construction is scheduled to commence in 2027, with completion planned for 2028. With this project, AVENTOS is responding to existing demand for modern, small-scale commercial spaces in the Greater Munich area.
Strategic Complement to the MABP
According to Dr. Karim Rochdi, Managing Partner and Founder of AVENTOS, the Munich commercial real estate market is characterised by a significant supply deficit, particularly in the segment of modern, small-scale commercial spaces. The BENTO Box concept aims to create spaces sought after by medium-sized companies, craft businesses, and growing enterprises: flexible, sustainable, and well-connected in terms of transport. The initial introduction of this concept in Bavaria represents a significant step for AVENTOS.
For the Munich Airport Business Park, this development project signifies an important expansion of the existing range of available spaces. While the location has previously been known primarily for larger office and laboratory spaces, the new business park complements the portfolio with small-scale units. This broadens the spectrum of company sizes and types within the MABP's already diversified industry mix. The established infrastructure of the location, including hotels, gastronomy, and the O2 Surftown Muc, enhances its attractiveness for future tenants.
Cooperation and Sustainability
The municipality of Hallbergmoos has constructively supported the project from the outset. AVENTOS worked closely with the economic development agency and the building authority throughout the acquisition process. Alexander Mademann from the Hallbergmoos Economic Development Agency emphasised that the planned business park represents a modern offering of space that perfectly suits and sensibly complements the business location. AVENTOS's decision demonstrates the MABP's attractiveness for project developers, based on its industry mix and infrastructure. Cooperation is to continue in subsequent project phases.
AVENTOS is focusing on consistent sustainability in the project development in Hallbergmoos. The business park aims for a DGNB Gold or Platinum certification. Planned measures to achieve these goals include:
