Aventus Versicherungsmakler Augsburg GmbH has expanded its presence in the Augsburg/Gersthofen economic area by leasing over 670 square metres of office space in the “CASS Cube” in Gersthofen North. The long-term commitment to this location underlines the company's dedication to the region and creates the infrastructural conditions for further growth. Occupancy of the new premises is scheduled for the end of September 2026.
This transaction was brokered exclusively by Kragler Immobilien GmbH. The “CASS Cube”, built in 2021, is characterised by striking architectural design. This includes an “Iconicskin” glass-sandwich facade by Seele, as well as expansive glass fronts, which lend the building a prestigious appearance.
Sustainability and Technical Equipment
In addition to its aesthetic design, the “CASS Cube” meets high standards regarding sustainability and energy efficiency. The building is certified according to the KfW-55 standard, which indicates a primary energy requirement of approximately 40 kWh/(m² × a). Heat is supplied by an environmentally friendly combination of wood pellets and a highly efficient combined heat and power plant. Thomas Egger, authorised signatory of Kragler Immobilien GmbH, explained that the building is particularly compelling due to its sustainable construction.
The property's technical equipment is geared towards modern working requirements. All offices are air-conditioned and fitted with a central ventilation system featuring CO² control and heat recovery. Part of the electricity demand is met by an in-house photovoltaic system. Digital infrastructure is ensured by a high-speed fibre optic connection from m-net. The office spaces offer a suitable basis for agile and future-oriented workplace concepts due to their flexible layout options and raised floors. The leased areas also include a penthouse office on the fourth floor, which comprises an additional roof terrace of approximately 60 square metres.
