Barings, a global alternative asset manager, has acquired a cross-dock logistics property in Hanover as part of its European core real estate strategy. The asset comprises 58,000 square metres of lettable space and is fully let to a leading parcel delivery service provider from the e-commerce sector. This property represents a crucial component of the tenant's parcel distribution infrastructure in Northern Germany and serves as a central hub within a nationwide logistics network, connecting numerous regional depots and supporting regional goods traffic.
Its location in one of Germany's leading logistics corridors provides the property with excellent transport links and benefits from a high density of logistics and distribution companies. With this acquisition, Barings expands its specific cross-dock strategy, which focuses on acquiring critical infrastructure for supply chains and distribution in established, strategically located logistics centres. The letting to a creditworthy tenant and the existing potential for rent adjustments enable asset management to achieve long-term returns and value appreciation.
Strategic Relevance and Market Valuation
The current investment follows Barings' acquisition of a DHL cross-dock portfolio at the beginning of the year and solidifies the company's position in this specialised logistics segment. Cross-dock facilities are characterised by high barriers to market entry and limited opportunities for new constructions, which ensures their long-term relevance and sustained demand. Furthermore, the property is deeply integrated into the tenant's operational networks. The asset already boasts a solid ESG foundation and offers potential for future sustainability-oriented value appreciation. With this acquisition, Barings' European logistics portfolio grows to a total area of 1.5 million square metres, spread across 47 properties.

He emphasised that Barings continues to see promising opportunities for acquiring key logistics properties in established locations, leased to leading operators. This position is supported by strong user demand, the operational significance of the properties, and high barriers to market entry for long-term value creation. The acquisition aligns with the company's German investment strategy, which focuses on resilient sectors with robust structural and cyclical fundamentals.
Gunther Deutsch, Managing Director and Head of Real Estate Transactions Europe at Barings Real Estate, affirmed the ongoing focus on investments in high-quality logistics and multi-tenant industrial properties, which are crucial for modern supply chains in Europe. He also named build-to-rent and build-to-sell projects, as well as selective investment opportunities in student accommodation (PBSA), retail, and office properties, as further key areas. Barings is active in Germany, France, the Netherlands, Scandinavia, Italy, Spain/Portugal, and the United Kingdom, covering the entire risk spectrum from value-add to core. Core-plus transactions, joint ventures with developers, and forward funding projects are also important components of its activities.
