Bavarian Capital Partners, an association of real estate investors Maximilian Liegl and Moritz J. Müller, has successfully divested the Socium Center south of Munich. The buyer is a family office from Franconia. This commercial complex covers an area of over 3,300 square metres and was acquired by the investors at the end of 2020. The transaction is based on a previously implemented asymmetric investment strategy.
Maximilian Liegl explained that at the end of 2020, during the coronavirus pandemic and the associated lockdowns, vacant office complexes and business parks were traded at a significantly reduced value. This market momentum was exploited within the framework of a joint venture to acquire suitable properties. The properties were subsequently repositioned by attracting infrastructure tenants independent of economic cycles.
Strategic Repositioning and Anchor Tenants
The Bayerische Regiobahn (BRB) was secured as a key anchor tenant, consolidating its headquarters and central control room for its entire train operations at the Socium Center. Furthermore, an operator of fibre optic infrastructure is represented in the complex with its German headquarters. The development of the property was supported by Socium Consulting, a company that has also relocated its headquarters to the building.
The Socium Center is also distinguished by its architectural design. The complex features a 14-metre-high atrium and an executive floor equipped with six-metre-high ceilings and an openable glass roof. Moritz J. Müller emphasised that a positive sale price was achieved despite the current market conditions. Confidentiality was agreed regarding the details of the purchase price.
Outlook and Future Investment Strategy
Maximilian Liegl commented on the future direction of Bavarian Capital Partners. He stated that they would continue to seek out special properties that combine economic viability with sophisticated architecture. In the current market situation, only exceptional properties are successful. Liegl also recently acquired a prime property in Munich city centre with a consortium.
