Bayerische Hausbau Real Estate (BHRE) has launched a new brand called LEVL, specialising in flexible office and work environments. With this step, the company is responding to the changing demands for modern office spaces while expanding its long-term approach to active real estate management. The LEVL brand positions itself as a provider of professional work environments that combine high space flexibility with opportunities for exchange and networking.
To operate the new spaces, BHRE is cooperating with infinitSpace, an international specialist in flexible workplace concepts. The first joint location for the LEVL brand will open on 5 October 2026 at Kaufingerstraße 15 in Munich. This property, located on the fourth floor, spans approximately 1,000 square metres and offers direct views of the Frauenkirche. BHRE is already evaluating the transfer of the LEVL concept to other suitable properties within its portfolio.
Concept and Target Group
The LEVL concept is characterised by its adaptability. Clients have the choice of utilising the existing furnishings or bringing in their own furniture and components. The offering is primarily aimed at start-ups, founders, creatives, and innovative professionals, but is also open to companies of various sizes as well as individual users. The office spaces are complemented by additional services designed to facilitate daily work. These include initial catering services and tailored event and community formats intended to foster exchange and networking among users. In the future, an expansion of services is planned to support tenants' value creation processes in areas such as accounting or recruitment.
Marcel Wnendt, CEO/CFO of Bayerische Hausbau Real Estate, stated that companies today develop dynamically and require office spaces that support this development. He emphasised that with LEVL, the space adapts to the company, not the other way around. Wnendt highlighted that BHRE contributes its real estate expertise, while infinitSpace provides its expertise in operating flexible work environments. This collaboration enables the needs-based development of spaces and services for clients.
Strategic Partnership and Active Management
With LEVL, Bayerische Hausbau Real Estate is strategically expanding its traditional leasing business to include a flex-office and operator model. The collaboration with infinitSpace, a company founded in 2020, allows for the transformation of classic office buildings into flexible work environments. infinitSpace contributes its technology platform, as well as its sales, marketing, community, and operational infrastructure. This partnership combines BHRE's perspective as a long-term real estate owner and manager with infinitSpace's operator and technology expertise. For BHRE, LEVL represents another fundamental component of its active real estate management, whereby properties are not merely leased, but continuously developed based on changing user requirements and new potential uses are unlocked.
