The Hamburg-based company EARLYREAL has announced a strategic partnership with AEXbridge Capital. AEXbridge Capital is a Madrid-based financier specialising in private debt. Within the framework of this cooperation, AEXbridge Capital Germany GmbH will be established. The aim is to combine EARLYREAL's local market knowledge with AEXbridge Capital's institutional investment capabilities. This is intended to open up the German real estate market and offer project developers an alternative to traditional bank financing.
Robert Mangin and Dr. Gisbert Beckers will take over the management of AEXbridge Capital Germany GmbH as Managing Partners. Robert Mangin, also Managing Partner at EARLYREAL, explained that the new company is responding to the increasing demand for structured private debt solutions in the German real estate market. The growing reluctance of German financial institutions to lend, due to stricter capital requirements and a growing stock of non-performing loans, is leading to significant financing gaps for market participants. The partnership offers a fast, flexible and capital-strong alternative that is precisely tailored to the requirements of current real estate projects.
Combination of Strengths for the German Market
The two companies have previously collaborated on projects in the Spanish market. The German partnership now bundles their respective core competencies. EARLYREAL brings a profound understanding of the German real estate market, an established deal flow and a well-developed network of developers. AEXbridge Capital complements this with extensive experience in real estate lending, underwriting and structuring. Added to this is an international institutional platform and comprehensive implementation expertise.
Alberto Lopez, CEO of AEXbridge Capital, emphasised the goal of transferring the successful investment approach, already established in other European markets, to the German market. This approach combines disciplined underwriting with flexible structuring and certainty of execution. Lopez sees an attractive opportunity to offer tailored capital solutions across the entire capital structure to project developers and asset owners. This applies particularly to situations where traditional financing is unavailable or does not fully meet the complexity of the project.
Financing Spectrum and Target Focus
AEXbridge Capital Germany enables efficiently structured financing with timely capital provision. Financing volumes between EUR 30 million and EUR 200 million are offered for project developments and value-add projects. The product range covers the entire capital structure:
