BayernLB is undertaking the financing for the "N50" office project, developed by May & Co., in Hamburg-Hammerbrook. The property, located at Nordkanalstraße 50, is designed for a total rental area of approximately 17,000 m² and aims to harmonise the highest demands on architecture, sustainability, and modern working environments.
A significant portion of the space was leased long-term at an early stage of the project. The internationally active games developer InnoGames secured around 8,200 m². This early and extensive letting underscores the attractiveness of the location and the quality of the overall concept.
With this financing, BayernLB positions itself in the segment of sustainable and future-proof premium properties in economically strong metropolitan regions. Its involvement in "N50" highlights the bank's role as a significant real estate financier in Germany. The architectural concept was designed by agn Leusmann Architekten.
Bernd Mayer, Head of Real Estate at BayernLB, explains that "N50" is one of the most compelling office projects in Hamburg, characterised by its central location, architectural aspirations, and a concept geared towards the demands of future working environments. The early letting to a strong anchor tenant confirms the quality of the endeavour, according to Mayer.
Tim Oertling, Managing Director of May & Co. Development GmbH, emphasises the importance of the partnership with BayernLB. This partnership combines financial strength with a deep understanding of high-quality project developments. Oertling states the goal is to create a workplace in Hamburg-Hammerbrook that sets new architectural and functional standards and fosters a sense of identity. The secured financing and market demand confirm the approach taken.
The "N50" combines Hanseatic loft architecture with modern elements. The concept provides for flexible "New Work" spaces, generous communal areas, and additional amenities. These include: gastronomy, roof terraces, and high-quality recreational zones. This design specifically addresses the expectations and requirements of modern companies and their workforce.
