Canadian fashion manufacturer Bagatelle International is leasing an entire floor of 23,785 square feet at 463 Seventh Avenue. This transaction represents the larger of two new office leases at the Arsenal Company's Garment District building, located between West 35th and West 36th Street.
The two leases total 33,083 square feet and, according to landlord brokers Adams & Company, bring the 22-storey building to full occupancy. The asking rent for both transactions was $59 per square foot.
David Levy, Principal at Adams & Company, who represented the landlord in both deals alongside Benjamin Levy, stated that the full lease-up of 463 Seventh Avenue is another milestone for their portfolio and a testament to the resilience of the Midtown office market.
Bagatelle and KS Engineers Secure Space
Bagatelle International, known for its high-end apparel brands Bagatelle and Avec Les Filles, leased the entire 10th floor at 463 Seventh Avenue in mid-June. Dennis Someck and Justin Myers of Lee & Associates NYC negotiated on behalf of Bagatelle.
The company plans to relocate its offices and showroom in October from a smaller location at 141 West 36th Street, owned by Brause Realty, where it currently occupies several floors. Dennis Someck, who has represented Bagatelle for approximately 25 years, stated that he has observed the company's growth into a significantly larger and more prominent tenant and has seized this opportunity to guide it into the next phase.
The second lease in the Garment District building was signed in late July by KS Engineers, a comprehensive engineering and construction management firm from Newark, N.J. The firm, also known as KSE, leased 9,298 square feet for general and executive office purposes. KSE was represented by Alexander Benisatto, Carolyn Sica, and Trevor Larkin of CBRE. It is not known whether KSE is expanding or relocating from its current offices in the Financial District at 65 Broadway, owned by the Chetrit Organization.
