AIF Capital Group, administrator of the public AIF Anspar FLEX Fonds 3 geschlossene Investment GmbH & Co. KG, has signed a new lease agreement for approximately 850 square metres of office space in a property in Chemnitz. BIP Pflegeschule Chemnitz gGmbH, a state-recognised vocational school for nursing professions and social services, is expected to occupy the premises in spring 2027 after the necessary renovation work has been completed. The lease agreement has a term of ten years.
The building in question, constructed in 2011, is located in the Bernsdorf district of Chemnitz, in the immediate vicinity of the Chemnitz University of Technology campus. BIP Pflegeschule Chemnitz gGmbH will use the leased areas to expand its existing site in the Lutherviertel, in order to provide additional training, further education, and professional development courses in the health and social sector there.
The office building was acquired in 2017 by the fund managed by the capital management company. The total area of the property is approximately 4,500 square metres, spread over four floors. Originally, the property was designed for use by a single tenant. The property also has 144 shared outdoor parking spaces for cars.
Following the partial departure of the original tenant, AIF Capital Group intends to convert the property to multi-tenant use through appropriate renovation measures. A key component of this transformation is the conversion of the former canteen area into training and office spaces to meet the requirements of multiple users. This strategic decision aims to increase the property's marketability and attractiveness.
Heiko Szczodrowski, CEO of AIF Capital Group, emphasised that the lease agreement with BIP Pflegeschule Chemnitz gGmbH represents the cornerstone for implementing the multi-tenant strategy. He expressed his pleasure at having secured a tenant from the core investment class of healthcare for this space. Judith Richter, Managing Director of BIP Pflegeschule Chemnitz, highlighted that the spaces at their main site were no longer expandable, and she was therefore delighted about the possibility of realising another site with AIF Capital Group.
