Brera Serviced Apartments, an operator specialising in serviced apartments, plans to expand its presence in Munich. At Frankfurter Ring 105, an existing building that previously served as an office and retail property is to be comprehensively repositioned to accommodate approximately 152 serviced apartments in the future. Additionally, new office and retail spaces will be integrated into the concept. This step marks Brera's third establishment in the state capital, following locations in Schwabing and Munich West, and represents one of the largest properties in the company's portfolio in terms of apartment numbers. The new location is scheduled to commence operations in early 2029.
Location Development and Market Orientation
Frankfurter Ring, a central commercial axis in northern Munich, runs through the districts of Milbertshofen-Am Hart and Schwabing-Freimann. The City of Munich has been promoting the further development of the adjacent commercial strip since 2023, based on a specific master plan. The location offers direct connections to the city centre, the main station, and the trade fair via the U2 underground line, Frankfurter Ring stop. The nearby A9 also provides an efficient connection to Munich Airport. In the immediate vicinity are numerous corporate, technology, and research sites, which represent a relevant target group for Brera's concept.
The offering is aimed at business travellers, project teams, and young professionals staying in Munich for various durations, as well as city tourists and families. Matteo Ghedini, founder and CEO of Brera Serviced Apartments, commented on the market situation in Munich. He emphasised the strength of the accommodation market and the consistently high demand for flexible and well-equipped serviced apartments. Furthermore, he highlighted that Frankfurter Ring combines advantageous connectivity, proximity to major employers, and an evolving environment. The decision to redevelop an existing building instead of constructing a new one was communicated as an expression of a responsible approach to growth.
Concept and Space Allocation
The serviced apartments will be created on a gross floor area of approximately 6,088 m² on floors 2 to 5. The concept envisages four apartment categories to meet different accommodation needs. This includes options ranging from compact rooms for short stays to spacious apartments for longer project assignments or families.

On the 6th floor, a roof terrace and a laundry lounge will be realised as additional communal areas. These spaces are designed as both meeting points and retreats. The operation will enable a consistently digital guest process, from booking and contactless check-in to communication during the stay, complemented by personal support from the on-site team.
The project is being developed by a Munich investor community. The spokesperson for the investor community underlined the strategy of focusing on revitalisation instead of demolition and establishing a usage concept with Brera Serviced Apartments as the anchor tenant, which contributes to the upgrading of the location. Bergwerk Architekten, a firm with offices in Graz, Lofer, and Munich, is responsible for the architectural planning. The continued use of the existing building fabric is valued as a resource-saving measure compared to new construction and is considered an exemplary approach for the conversion of inner-city commercial properties whose original use has lost relevance.
